Why shouldn’t I manage my property myself?

Certain owners choose to manage their property themselves and some of them are very successful. With the time involved in collecting rents, arranging repairs and leasing units, most owners have found that their time is more valuable spent elsewhere. A professional property manager will have your best interests in mind and make you money on your investment, not cost you money. Other important considerations are the legal aspects of property management. In the litigious society that we live in, a property owner can ill afford to handle a problem tenant in an incorrect manner. Professional property managers like Carmazzi Real Estate are well versed in landlord tenant law, and are abreast of the constantly changing Federal and State mandates governing them.

How long will it take to rent my property?

It is impossible to predict exactly how long it will take to find qualified applicants for your property but a correctly advertised, priced and presented property greatly increases the chance it will rent in less than 30 days on the market.  A number of factors are involved in getting your property rented in a timely manner, including the property’s size, location, amenities, and overall condition, while the time of year and the rental price relative to that of comparable properties in the neighborhood are also relevant factors.  Pricing your property competitively and having your property in the best condition possible are crucial to effective marketing.

Why hasn’t my property rented yet?

There are many factors that may contribute to an extended vacancy.  Some of the reasons may be that the property is overpriced, it lacks amenities compared to other rentals in the neighborhood, its location, it does not show well, it has outdated appliances and/or shows a lack of maintenance, it lacks curb appeal including paint, landscaping, neighbors etc.  In addition, the time of year your property becomes vacant may contribute to a longer vacancy where less people tend to move during the winter months especially from late November until the end of January.  However, Carmazzi Real Real Estate normally rents out its managed properties in 30 days or less when priced right and in rent ready condition.

Is there anything that needs to be done to make my property rent ready?

The better condition a property is in, the faster it will rent and the better quality tenants it will attract.  As needed, we recommend that the interior be painted or touched up; the carpets, window coverings, floors, fixtures and appliances are professionally cleaned; all needed repairs are made (all items in a property should work and function properly); and front and back yards mowed, trimmed, edged and free of weeds.  After price, the most important controllable factor in renting a property is its condition.  Carmazzi Real Estate can offer suggestions to help make the property as “show friendly” and appealing to a prospective tenant as possible.

How do you market vacant properties?

The marketing process begins at the time Carmazzi Real Estate receives a 30-day notice to vacate from the current tenant, or if vacant, as soon as you sign up for our services.

Can I choose to disallow pets, smokers, large families, etc.?

You can choose to disallow pets, but you cannot deny an assistive animal. You can choose to not permit smoking in your rental property. We comply fully with the Fair Housing Act. This means that you cannot choose to disallow anyone that is a member of a protected class under the act.  We do not discriminate based on race, color, religion, national origin, sex, familial status, disability, marital status, age, ancestry, sexual orientation, medical condition, gender, gender identity, gender expression, genetic information, source of income, citizenship, immigration status, primary language spoken, any arbitrary characteristic, perception, association, or any other basis protected by federal, state, and/or local law.

Should I accept pets?

The majority of prospective tenants have pets and having a No Pet Policy greatly reduces the pool of qualified tenants.  It is up to you to allow or not to allow pets on your property, but our standard policy is that pets are acceptable subject to the owner’s insurance carrier’s pet restrictions, HOA pet policy (if applicable), and pet size, number and type.  Additional deposits are required based on the size, number and type of pet.  Assistive animals for residents with disabilities are not considered pets, but still require our prior written consent.  All requests for assistive animals will be handled in accordance with federal/state fair housing laws.

How are prospective tenants screened?

All prospective tenants over 18 years of age, or emancipated minors with written proof of legal emancipation, are required to fill out an application. We then verify all provided information including but not limited to credit, income, and residence history.

Who holds the security deposit?

We hold all security deposits.  The security deposit is not income and in accordance with state law all deposits are held in a non-interest bearing trust account.  Any rent due, damage expenses beyond normal wear and tear, and cleaning not completed by move out can be deducted from the tenant’s security deposit with the balance returned to the tenant within 21 days of the lease termination.

Will I be provided with a report of accounting activity on my property?

Yes, a detailed and easy to read Rental Owner Statement report detailing all income and expenses will be e-mailed to you each month.  You can also access the Owner Statement as well as other reports and pertinent information to your property using a secure on-line access 24/7 with Buildium property management software by going to www.carmazzirealestate.managebuilding.com using the Owner portal to log in, or via the Owner Sign In button at the bottom of this page. In addition, a year end statement for the previous year is prepared for you in January and a 1099 form is mailed directly to you postmarked by January 31st for your tax records.

How is the rental amount determined?

Rental amounts are determined by finding the “fair market” rent value of comparable properties in the neighborhood.  We do extensive research using local newspaper, internet, other property management companies and our own expertise to provide the fair market rental rate recommendation to you.  It is best to rent a house right at, or slightly below, the fair market rent in order to rent the property as quickly as possible.

What is included in Carmazzi Real Estate’s property management services?

Our property management services are comprehensive service, starting from the leasing and screening of tenants to financial record-keeping and bill paying. Some examples of what is included in our full service property management are as follows:

  • Proactively marketing your property on multiple websites
  • Personally showing your property until it is rented
  • Running credit checks on all prospective tenants
  • Drafting and executing leases with tenants
  • Collecting all move-in monies in certified funds prior to giving the tenant possession
  • Conducting an extensive walk-through with the tenants including taking pictures
  • Providing monthly rent collection (Tenants may pay rent online)
  • Driving by vacant properties and providing regular inspections for occupied units
  • Serving tenant notices (3 Day Pay or Quit, Change of Terms, etc.)
  • Managing all of the maintenance issues that arise with your property
  • Depositing rents directly into your bank account every month
  • Providing monthly and year-end statements, including 1099-MISC forms
  • Supervising vendors (maintenance, pool, landscaping, etc.)
  • Meeting with and providing maintenance persons with access to your property, as needed

What are the Carmazzi Real Estate property management fees?

Our fees are fair and competitive with a summary of the basic fees as follows:

  • Leasing Fee: 75% of one month’s gross rent (maximum $1750); $150 for lease extensions.
  • Management: $100/month; For Multi-unit properties up to four units, $100 per unit (ie, $200/month for a duplex, $300/month for triplex, and $400/month for a quad).
  • Preparing Property for Rent: Landlord’s responsibility, otherwise $75/hour if Carmazzi Real Estate manages repairs and cleaning.
  • Advertising Fee: $100 plus any additional syndication charges, ie Zillow, etc.
  • Evictions: Broker serves 3-Day Notice to Pay or Quit for $75; Landlord responsible for all attorney fees and court costs.
